This place has been open and sealed again a few times this year, I already had one failed visit when I received a call that it was once again open. Visited with Ella.
What a lovely little vets, still with tables (though sadly the operating table has fallen through the floor), the waiting room, some X-rays of some of the patients and, alarmingly, some old needles. I’ve not explored a vets before so once again was nice to do something different even if I did rip my trousers getting back out the building.
Its a very small building that was once the gate lodge of a grand house, so given the size it wasn’t a very long explore. I didn’t realise until looking into the history that the new premises they moved to is literally next door.

The vets is located in a small gate lodge to a once grand house that has long been demolished…
Ore Place was a large manor house on the outskirts of Hastings and, before being demolished, had played host to much unusual history. Ore Place is believed to have been built in the late 16th century or the early 17th century and had many different occupiers over the hundreds of years it was in use. After years of use as a religious home, the house was rebuilt in 1874 and was the home of Lady Elphinstone before passing into the hands of Farmer Atkinson.
The manor house then fell again into disrepair before a group of Jesuits took control of the property. They extended and converted the building for their religious uses - mainly as a school of theology in which they educated students on the Catholic Faith.
More than 20,000 books reportedly filled the house's library which was capable of homing 100 students at any given time. It was used by Jesuits until 1926 and then was later repurposed during World War Two for storing records which continued after the war.
The main building was destroyed in 1987 after falling into poor condition and only a few parts still remain, including Coopers Vets - though for how much longer remains to be seen. Much of the rest of the property was converted into housing though some remaining parts of the original manor house are now deemed a scheduled monument.
One smaller lodge remains in crumbling condition with its most recent use being the site of Coopers Vets. A number of families lived in the small property after its use by the military ended, until it was converted into a vets by Paul Cooper in 1976.
The building was in poor condition, with no work done to improve it since the early 1960s and, as such, Mr Cooper was only provided with a four-year lease. Demolition was planned for the building, which would reportedly leak considerably causing it to mould and decay at an alarming rate.
Mr Cooper ultimately bought the building and a neighbouring field with the aim of building two family homes on the site. The council rejected the proposals and, after moving his vets to a new premises in 2001, the building has been left in a decrepit state.
Paul retired in 2014 having spent 37 years at his practice, but his former property, and some insight into its past, remains.
