Originally this building was Freeman Hardy and Wills shoe factory, it was constructed in 1850 and was sold to Sears in 1929 -- Sears also owned British Shoe Corporation which is also based in Leicester. Unfortunately the original building was badly damaged in the Second World War.

During the 1970's this site was re-built and became a hotel, after its closure it was used for a time to house asylum seekers until it became unsafe.

This building received conditional approval in 2011 to be redeveloped into a 454 bed student accommodation block; alongside this there was a planned cafe/restaurant, creative workspace and office space, even possibly a gym. At the moment it appears work has been postponed although the site office and paraphernalia are still there.
